Three signals in the last few weeks tell you where serious capital thinks Marbella is heading: a €260 million longevity resort backed by Goldman Sachs Alternatives, a €200 million overhaul of Puerto de la Bajadilla after 16 years in planning, and Armani Residences on the Golden Mile. None of them is a speculative announcement. They are funded, permitted and moving.

Oakmond: Goldman Sachs Alternatives backs a longevity resort
Goldman Sachs Alternatives is putting €145 million into Oakmond, a €260 million longevity and wellness resort being built by Ilanga Capital on the former Incosol site. The project combines a 140-room hotel with 28 private residences, and it is built around a “precision health” model rather than a conventional spa offering. Construction starts this autumn, with opening targeted for 2029.
Puerto de la Bajadilla: a 16-year wait ends
Puerto de la Bajadilla has finally been given the green light for its €200 million overhaul, after 16 years in planning.
- Berths go from 268 to roughly 750.
- The port will take vessels up to 70 metres, including cruise ships.
- Four beaches get sand replenishment as part of the works.
- The new operator takes over under a 40-year concession from January 2027.
Armani Residences Marbella on the Golden Mile
Armani Residences Marbella has been confirmed: 33 ultra-luxury homes on a 50,000 m² plot in Nagüeles. It is developed by Sierra Blanca Estates with Palya Assets, the investment vehicle linked to Rafael Nadal and Abel Matutes, with interiors by Armani/Casa. Works were scheduled to begin in June 2026, subject to the licence, with completion expected in 2028.
What these three projects signal together
Individually, each is a large project. Together, they show how institutional and private capital is reading Marbella’s next decade: not just more villas, but infrastructure, brand, and health and lifestyle positioning aimed squarely at the top of the market. A wellness resort backed by one of the world’s largest asset managers, a port finally unlocked after nearly two decades of delay, and a branded residence project from names with real capital behind them all point in the same direction.
